我国经济适用房价格分析
   
摘要：我国经济适用房是伴随着我国房改应运而生的。它对驱动投资与消费，拉动经济增长能够起到1定的作用，它增大了居民住宅的供给量，解决了中低收入居民的住房问题，并且是实施住房社会保障的重要探索。我国政府对经济适用房价格构成作了限定，由此使得经济适用房的价格低于完全意义上的商品房的价格。但是就现行的经济适用房制度来看，其实施结果并未达到预计的政策目标，实际价格难以达到理论价格，经济适用房价格尚不能为中低收入家庭接受，经济适用房价格1路上涨，引起社会各界广泛关注, 只有找到经济适用房制度存在的症结和根源才能对其价格进行有效调控。本文通过对经济适用房的价格机制进行研究，分析经济适用房价格形成的决定力量，探讨影响经济适用房需求与供给的主要因素，寻找经济适用房价格过高的主要原因，并在此基础上提出相应的对策建议。

Analysis on the Price of Economical House in China
 
Abstract: The econonmical houses in our country appeared in the reform of house allocation. It plays a part in the enhancing of the investing , consuming and the rising of the econnmy. It enlarges housing supplies, houses the residents with middle or low income and steps an important step in the enforcement of the housing social guarantee. Our government limits the components of the price of the economical houses, making the price of the econcmical houses lower the of the commercial houses in a totalsense. But is it watch to come on current economic and functional house system , it implement result up to policy goal that except, making a gap between actual price and the theoretical price, Most families with middle or low income cant offered the economical houses, limiting in a big degree its social guarantee function. The continual rise of the economical houses, which drawing much attention of the society, thus,we couldnt effectively handle the real price without knowing the exised fanlsts of the land. This paper makes a research on the price mechanism of economical house market, and analyzes the determining power by which the price of economical house is formed, discusses the major factors that affect economical houses demand and supply, finds out the primary reasons that the problems of economical house market produce, and brings forward corresponding suggestions finally.
