影响我国住房价格变动的因素分析与调控
 
摘  要：近几年，我国房地产价格不断攀升，房价问题已经成为1个引起广泛关注的重要经济问题和社会问题。本文从住房价格的相关理论出发，主要从住房需求、住房供给和住房宏观调控等角度对影响房价变动的因素展开分析。同时，回顾我国近年房地产宏观调控措施。最后，从优化住房供给结构、完善税收与信贷制度等方面提出对我国房地产宏观调控措施的选择。

Analysis the Affecting Factors of House Price Chang and Macroscopic Readjustment
 
Abstact:In recent years,our country real estate price continued to climb the problem of house price has become an economic as well as a social problem that has aroused universal concerns. This paper starts from the related theories of real estate change, primarily analyzes the affecting factors of house price form demand, supply, macroscopic readjustment and control and other aspects. Last, it retrospects the macroscopic control policies in recent years and put forward the innovative approaches by releasing the quantity of the existing land,making the tax and loan system better,improving the housing supply structure and so.
