摘要：目前中国房地产业正处于飞速发展时期，巨大的投资需要造成了庞大的融资需求，而中国房地产企业主要的融资渠道是采用银行贷款的方式进行融资，这种融资方式不仅不符合市场经济公平竞争的原则，也不符合现代银行风险管理的准则。房地产投资信托作为新的融资工具在中国发展具备了1定的必要性和可行性。中国发展房地产投资信托也面临了1些障碍，针对这些障碍，必须采取相应的对策。

the New Tool of  Real Estate Financing in China
 
Abstract: At present, the Chinese real estate industry is being in the rapid-development time, and the huge investment needed causes the huge financing demand. Well,the main financing channel of Chinese Real Estate enterprise is the way of using the bank loan. This financing way not only conforms to the competition principle of the market but also the risk management criterion of the modern bank. Real estate investment trust as a new tool of estate financing is necessary and feasibility in China.But,it fades some barrier occurred in developing process ,We should propose the countermeasures to eliminate that barrier.
